TIC Marketplace

The TIC industry has grown to $15 billion annually since 2002; one of the fastest growing segments of the commercial investment real estate marketplace. ‘Tenant In Common’ ownership structure has been around for hundreds of years. However, in 2002 when the IRS issued guidelines qualifying fractional-deed real estate as a 'like-kind' replacement 1031 exchange property, a new 'option' became available to smaller investors who can now collectively acquire fee ownership interest in large, quality institutional assets.

There are several TIC sponsors and principals in the US; they operate from either a real estate platform or a securities platform. Both are required to comply with IRS Revenue Procedure Guidelines 2002-02. All TIC investments are scrutinized in exhaustive detail by their lenders, legal council and tax advisors, property and asset management consultants and sponsor or principal administrators before being offered to the public.
